Why This Matters

A window doesn’t have to be broken to be a problem. In Williamson County, where your AC runs 6-7 months of the year and electricity isn’t getting cheaper, a window that doesn’t seal properly is a hole in your wallet.

Failed caulking. The exterior caulk around your window frame cracks and peels after 5-10 years of Central Texas sun. Once it fails, hot air infiltrates around the frame and moisture follows. You don’t see it until the trim starts rotting or the wall below the window develops stains.

Worn weatherstripping. The rubber or foam seals around the sash compress over time and lose their grip. You feel it as a warm draft near the window — or you just notice your AC never stops running. Replacing weatherstripping is one of the cheapest energy improvements you can make, and most homeowners don’t know it’s an option.

Broken or stuck hardware. Window locks that don’t engage. Sash balances that have failed, leaving the window stuck open or slamming shut. Cranks on casement windows that spin without opening. These are safety and security issues, not just inconveniences.

Rotted sills and trim. Water that gets past failed caulking sits on the sill and the trim below. In humid months, that moisture feeds rot. Wood sills and trim in older Georgetown homes are especially vulnerable. By the time the paint bubbles, the wood underneath is already soft.

Damaged screens. Screens with tears, holes, or broken frames let in mosquitoes, flies, and cedar pollen. A torn screen is also a failed barrier for pets and curious kids near open windows.

None of this requires full window replacement — which can run $300-$1,000+ per window. Most of these problems are repair-grade, and the fix pays for itself in energy savings and comfort within a season.

Our Approach

Metro Service Pros focuses on repair first because most windows don’t need replacing — they need maintenance that was never done.

Re-caulking and sealing. We remove the old, failed caulk completely — not just caulk over the top of it. We clean the surfaces, apply quality exterior caulk rated for Central Texas UV and heat, and tool it for a clean seal. Inside, we seal any gaps between the frame and the wall that are letting conditioned air escape.

Weatherstripping replacement. We identify the correct profile for your window type — there are dozens of weatherstripping styles, and the wrong one doesn’t seal. We remove the old material, clean the channel, and install new weatherstripping that compresses properly when the window closes. The draft stops. Your AC runs less.

Hardware repair and replacement. Stuck windows usually have a failed sash balance (the mechanism that holds the window up). We replace the balance so the window slides smoothly and stays where you put it. We also replace broken locks, latches, tilt mechanisms, and casement cranks — sourcing parts that match your window brand and style.

Sill and trim repair. Rotted sill? We don’t just fill it with caulk and paint over it. We cut out the rotted section and splice in new wood — or replace the entire sill if the damage is extensive. Same with exterior trim. The new wood gets primed on all sides before installation so it resists moisture from day one.

Screen repair and replacement. We rescreen existing frames with new mesh — fiberglass or aluminum, your choice. If the frame is bent or broken, we build a new one sized to your window. Pet-resistant screen is available for the dog lovers.

The Workshop Advantage

When a window sill needs a custom profile milled to match the existing woodwork — common in older Georgetown homes — we make it in the shop. A stock piece from the hardware store won’t match the profile of a sill that was milled in 1985. Ours will.

Frequently Asked Questions

Re-caulking runs $30-$75 per window. Weatherstripping replacement runs $40-$100 per window. Sash balance replacement runs $75-$150 per window. Sill repair ranges from $100-$400 depending on rot extent and whether custom milling is needed. For homes with multiple window issues, the Honey-Do Package at $497 lets you batch everything into one visit.

Look at the caulk line where the window frame meets the siding or brick on the exterior. If it's cracked, pulling away, or missing in spots, it's time. You can also feel for warm air leaking around the window frame on a hot day. If the caulk is older than 7-10 years and you're in Central Texas, it's probably due.

Foggy glass between panes means the seal between the two glass layers has failed, allowing moisture inside. We can't repair the glass unit itself — that requires replacing the insulated glass unit (IGU) or the entire window. But we can fix everything else about the window: caulking, weatherstripping, hardware, sill, and trim. For the glass, we'll refer you to a glass specialist.

If the frame is structurally sound and the glass isn't damaged, repair almost always makes more sense financially. New caulk, weatherstripping, and hardware might cost $100-$300 per window. A new window costs $400-$1,000+ installed. Repair first, replace only when the frame itself is failing or the glass unit has broken down.
