There is a hard deadline. It varies, but in (usually) 7 to 10 days the decision needs to be made - are you in or out of the deal.

  • Which deficiencies need to be fixed right away due to code issues, and how much will that cost?

  • What are a “nice to haves”, and how much would those issues cost to have fixed?

  • What has to be fixed vs. what should be fixed vs. what could be fixed?

  • How much will it cost to fix the required stuff?

  • How much will it cost to fix everything?

For Buyers:

  • What needs to be fixed before move-in?

  • What changes to the deal do I need to make based on the inspection?

For Sellers:

  • What is a Buyer likely to ask for based on the condition of the property?

  • What should I fix before listing to make the property easier to sell with less “friction”?
