Why This Matters

You don’t notice it happening because it’s gradual. One day your driveway was light gray concrete. A year later it’s dark, streaked, and vaguely green in the shady spots. Your fence was honey-colored cedar. Now it’s gray and black. The north side of your house looks like it belongs to a different property than the south side.

Algae and mildew. Central Texas humidity — especially from April through October — feeds algae growth on concrete, stone, and any shaded surface. Concrete driveways and walkways: High-pressure surface cleaner — not a single wand that leaves zebra stripes. We use a rotating surface cleaner that delivers even pressure across the entire width, leaving a uniform clean without the lap marks that scream “amateur job.” We pre-treat algae and oil stains before washing so they actually come out, not just get pushed around.

Wood fences and decks: Low pressure with a wide fan tip. Wood fibers splinter under high pressure — we’ve seen handymen destroy a $5,000 cedar fence in 20 minutes with the wrong nozzle. We clean the wood gently, let it dry, and can stain or seal it the same week if you want.

House siding (vinyl, Hardie, painted wood, stucco): Soft wash. We apply a cleaning solution that kills mildew and algae at the source, then rinse at low pressure. High pressure on siding forces water behind panels, into wall cavities, and behind flashing. We never do that.

Stone and pavers: Medium pressure with appropriate tips for the stone type. Limestone — common in Georgetown and Sun City — is softer than most people realize. We clean it without pitting or etching the surface.

Patio and pool decks: Treated for algae first, then cleaned with appropriate pressure. We pay extra attention to expansion joints and drainage, and we’re careful around pool coping and any sealed surfaces.
